Morningstar Picks Google’s New Chicago Building for HQ Move

Morningstar will move its Chicago headquarters in 2028 to Google’s redeveloped James R. Thompson Center, taking more than 275,000 square feet and co-anchoring the building with Google. The relocation, involving about 1,500 Chicago employees, is the city’s largest announced office lease of 2026 and adds momentum to efforts to revive the Loop’s office market after the pandemic. Morningstar currently occupies another downtown building and said the move reflects its long-term commitment to Chicago, where the company was founded more than four decades ago. The company will also donate $5 million to local philanthropic organizations over the next five years.
